United Kingdom-Coventry: Repair and maintenance services
This contract includes the delivery of day to day Responsive Repairs including Emergency Callout Works arising during the normal working hours of the day for Heart of England Housing Association Limited (branded as Orbit Heart of England). The contract will commence on 1.4.2014. The contract is anticipated to run for 8 years with an option to run for a further 5 years subject to satisfactory performance.
The contract also includes electrical testing, void property works, out of hours emergency service and work, internal refurbishments and associated domestic central heating installations. The contract is being divided into three categories as follows:
Category 1 day to day responsive repairs including Emergency Callout Works arising during the normal hours of the day.
'Day to Day Responsive Repairs' shall mean any responsive day today repairs and maintenance work (including Emergency Work executed during normal working hours) ordered during normal working hours. 'Emergency Work' shall mean that as required by its very nature to be undertaken immediately to safeguard the well-being of residents and/or occupiers, the structural stability and integrity of the Association's Property, the health and safety of the general public and works of a similar nature, and which arise during normal working hours. Electrical Testing 'PAT Testing' shall mean the annual testing and provision of report for all Portable Appliances owned or managed by the Client in accordance with the current Electricity at Work Regulations.
'Periodic Inspection to Occupied Properties Electrical Installations' shall mean the testing of occupied property (domestic) electrical installations (10 year cycle) and provision of report and schedule of works (specification using NHF SOR Ver 6) as per programme set by the Client in accordance with the current Regulations for Electrical Installations published by the Institute of Electrical Engineers. 'Periodic Inspection to Communal Electrical Installations' shall mean the testing of communal electrical installations (5 year cycle) and provision or report and schedule of works (specification using NHF SOR Ver 6) as per programme set by the Client in accordance with the current Regulations for Electrical Installations published by the Institute of Electrical Engineers. Void Property Works 'Void Property Works' shall mean any repairs, renewals, reinstatement, replacement, internal redecoration, cleaning and clearing of property, including survey and specifying works and design service. 'Out of Hours Emergency Service' shall mean the receipt by the Service Provider of notifications from the Association's emergency call handling service of repair requests received outside of normal working hours and the undertaking of Out of Hours Emergency Work. 'Out of Hours Emergency Work' shall mean that as required by its very nature to be undertaken immediately to safeguard the well-being of residents and/or occupiers, the structural stability and integrity of the Association's Property, the health and safety of the general public and works of a similar nature, and which arise outside of normal working hours.
Category 2 internal refurbishments: "Internal Refurbishments" shall mean the removal of existing and supply and installation of new kitchens, bathrooms, partial or full rewires and associated works, including resident consultation, survey, specifying works and design service.
Category 3 all works in category 1 and category 2.
