Germany-Rosenheim: Architectural and related services
The Housing and Renovation Association of the City of Rosenheim mbH (GRWS) intends to build a new residential facility in the projection of around 41 housing units on the northern outskirts of Rosenheim. For the planning, urban designs were obtained from 3 architects’ offices in advance. One of these drafts has been further developed to provide the conceptual basis for further architectural services.
A zoning procedure has been initiated for the whole operation, i.e. also for the adjacent housing of a developer which is not the subject of the contract to be awarded. Apart from subsidised dwellings (EOF support), the housing facility is also intended to accommodate free-funded dwellings (50 %/50 %). A small part of commercial areas in a ground floor area, possibly as Cafe or similar, must also be designed.
The planned new buildings of GRWS are to be connected via an associated underground car park. The size of the underground car park and possibly a partial parking range must be developed as part of the planning.
The installation is to be designed primarily from an economic point of view using conventional energy standards, although the noise protection problem will still have to be resolved in detail at the enclosed Ebersberger road.
