On the plot of Bockenheimer Landstraße 104 there is an existing building with 7 full floors, an above-ground BGF of approx. 5 900 m² and a height of approx. 24 m. This building is no longer technically and functionally up to date and does not meet the requirements of a modern office building.
The KfW has therefore decided to demolish the existing building and to construct a new building of a similar size.
In addition to office space for some 220 employees, the planned new construction will include a training centre and an underground car park with approximately 45 parking spaces.
The promotion of environmental and climate action is a key focus of KfW’s activities. Against this background, KfW places particular demands on the sustainability and energy efficiency of its own buildings, while maintaining high user comfort. The primary energy demand of the new construction must therefore be minimised and shall not exceed 125 kWh/(m²a).
In addition, the requirements for KfW-Effizienzhaus 70 are to be met. These shall not exceed the annual primary energy demand (Qp) of 70 % and the transmission heat loss (H’T) of 85 % of the calculated values for the reference building in accordance with Table 1 of Annex 1 to the EnEV2009.
The neighbouring and protected Villa Sondheimer (former Literature House) and the urbanised location of the land are other factors that are important for the construction of the new building.
The commissioning of the new construction is planned for 2015.
