The material scope of the design works includes: a) Development of an urban-architectural (post-competition) concept justifying the functional-spatial solutions of a housing investment, taking into account the nature of the development of the locality and the surrounding area in accordance with the applicable Act on facilitation of the preparation and implementation of housing investments and associated investments of 5 July 2018, hereinafter referred to as the ‘special act’, taking into account the post-competition recommendations issued by the Competition Court as Annex 7 to the Agreement. As part of the post-competition concept, it is also necessary to prepare an estimate of the costs of the construction project, visualisations of buildings from a bird's eye view on photographs taken by the Ordering Party from the area (min. 3 shots, in pdf and jpg with a high resolution of min 200 dpi) and from a human perspective (min. 3 shots, in pdf and jpg with a high resolution of min 200 dpi) and all studies, analyses, arrangements, agreements, assurances necessary to submit an application for obtaining a decision on the location of the investment. (b) Preparation of an application for determining the location of the housing investment and the accompanying investment on the basis of the Act of 5 July 2018 on facilitating the preparation and implementation of housing investments and accompanying investments – in accordance with the model of the Municipal Office in Gliwice, the Department of Spatial Planning and participation in a meeting of the City Council in order to present the implemented concept. The Contracting Authority will provide the Contractor with information about the date of the meeting/meetings at least 5 days in advance. c) Preparation of the construction project (Land Development Project, Architectural and Construction Project, Technical Project) on the basis of the accepted concept, the obtained location decision in accordance with the Act of 5 July 2018 and taking into account the comments, suggestions and opinions of the Contracting Authority, as well as enabling the implementation of the intended investment together with the implementation of the map for design purposes, obtaining a valid construction permit, a valid decision allowing the felling of trees together with the planting project, network and connection projects and projects for the removal of possible collisions, the convention project, updating the green inventory made by the Contracting Authority and any other necessary opinions, arrangements, permits, etc. and preparation of a summary statement of costs for construction on the basis of estimates made according to the BCO database, BCA d) Development of implementing projects for future contractors to carry out the works correctly, and for the Contracting Authority to enforce the works in accordance with the project, together with housing cards, a traffic target organisation project and a traffic organisation project for commuting to the construction site. e) Development of technical specifications for the execution and acceptance of construction works. f) Development of work estimates and investor's estimates. g) Other studies, i.e. a housing project for a disabled person., calculation of seasonal heat demand, a system for protecting trees and shrubs on the investment site. h) Graphical post-execution documentation prepared in cooperation with the Contracting Authority and the General Contractor - after the construction has been completed. i) Performing author's supervision throughout the project implementation period.
