Description

The partially (south wing of the building) listed "Alte Wirt" in Rohrbach is to be repaired and used again as an inn with a hall. The "Old Host" in its previous use is a semi-basement, two-storey masonry building with a gable roof. The building is accessed from the east side through a transverse corridor. In the south-east corner of the ground floor is the large dining room, in the south-west corner the kitchen. North of the transverse corridor are adjoining rooms, toilet facilities and utility rooms. Upstairs, the original building structure was largely changed. The transverse walls of the building period were partially removed for another guest room (society room). In the southern part of the upper floor, an apartment was last accommodated. The northern part of the extension is occupied by a banquet hall. The inn has been closed and unused for a few years. The inventory has now been largely removed. In the meantime, smaller openings and dismantlings have also taken place. The declared goal of the Gemeindee Rohrbach is to build on the former use of the Alte Wirte as a gastronomy, venue and meeting place for the citizens and associations of the municipality. In doing so, the spatial geometry, the development and the range of other functions are to be adapted to current needs and the requirements of accessibility, fire protection, the Workplace Ordinance and the Restaurant Ordinance are to be taken into account. A feasibility study including a preliminary structural analysis (Annex 11) and a structural analysis (Annex 12) were commissioned in advance for the preliminary examination of this objective. A proposal for a future utilisation concept including a spatial programme has been developed. Basement: The basement will not accommodate any common rooms in the future. The surfaces are not heated, the moisture to be found is to be regulated, further damage to the masonry is to be avoided. House connections will continue to enter the building via the basement. The basement is separated from the middle floor in the ground floor by a fire door. The basement staircase is renewed, the damaged basement ceiling in the western development area is renewed. Ground floor: The ground floor will again become a central gastronomic place and access for the remaining floors. The existing guest room in the southern part is extended to the west by the current kitchen area and thus offers space for about 52 visitors. The kitchen areas with associated storage, cooling and technical room migrate to the northern part of the building, the separate guest room is abandoned for this. Furthermore, the sanitary rooms are adapted to modern needs and redesigned spatially. There is also a barrier-free toilet as well as a sanitary room for the staff. The location of the stairs to the upper floor is linked to the historic, introductory development, and the modern quarter-turned staircase is being dismantled. Attached to the Flez is the new passenger elevator, which connects the ground floor with the hall and the use of the association on the upper floor, even for visitors with reduced mobility. Upper floor: The hall with stage area in the northern part of the building will continue to be operated unchanged and will hold approximately 94 seats. It will function as a "citizens' hall" in its future use function. Attached to the hall, a foyer will offer the opportunity to offer a meeting room in the event of an event and to allow drinks to be served. The southern floor zone is rearranged, the younger room layout is abandoned. Instead, a spacious club room is established in the south-east corner of the building, and a sufficient number of sanitary facilities in the south-western floor zone round off the offer. In addition to the barrier-free access provided by the passenger elevator, the installation of flat, wheelchair-accessible ramps in the floor structure responds to the high-altitude jump between the northern and southern halves of the building. Access to the hall is now via the central, newly designed staircase. The staircase in front of the western outer wall is abandoned and replaced by a new, subordinate external staircase. Attic: The formerly refurbished chambers in the southern roof are abandoned, the attic room is freed up and no longer offers lounges. Even the formerly internal gallery of the use of the hall is no longer operated and re-used in favor of warehouses and technical areas. Thus, this projectile does not need a second escape route. In the future, the thermal envelope will represent the beam position or the ceiling above the upper floor.
