Description

Die Maßnahme wird auf dem ehemaligen Götz-Areal in der Bahnhofstr. 19 im Zentrum der Stadt Münchberg in unmittelbarer Nähe zum Bahnhof errichtet. Das komplette Götz-Areal mit einer Grundstücksgröße von 2 210 m2 wurde im Rahmen der Förderoffensive Nordostbayern abgebrochen und freigemacht.
Die Stadt Münchberg hat in einem vorgeschalteten Architektenwettbewerb den Entwurf des Büros RöckerGork aus Stuttgart mit Gebäuden für Wohnen, Gewerbe und Dienstleistung prämiert. Diese Konzept umfasst 3 Gebäude mit einer gewerblichen Nutzfläche von 1 465 m2 und Flächen für Wohnen von ca. 1 300 m2 (inkl.Verkehrsflächen), welche miteinander über öffentlich zugängliche Außenanlagen verbunden sind. Unter den Außenanlagen und den Gebäuden befindet sich eine Parkierungsanlage mit 62 Stellplätzen.
Ohne Parkierungsanlage wurden für die Gebäude eine Bruttogeschossfläche (BGFa DIN 277) von 4 435 m2 und ein Bruttorauminhalt (BRIa DIN 277) 14 950 m³ ermittelt.
