Description

Construction 19 The building dimension of 19 L x B is approximately 29 x 45 m, giving a floor area of 1 260 m². The height of the building varies and is approximately 3.90 m high in the single-shot areas and 8.00 m to 9.40 m high in the two-storey areas. Construction 19 is a connection between Construction 10 and Building 20. This part of the building has been converted/modified in several years (stages with reinforcements in steel construction). The building consists of three floors: — Garage floor – Base floor – Ground floor on the garage floor there are stores and equipment rooms. Part of the office units (Novatec) will be maintained on the base floor. Only minor alterations are planned here, as well as a new outlet. Two multifunctional rooms will also be created and access to the canteen, which is under construction 10. Two large training rooms will be created on the ground floor. The main entrance to Building 19/20 will be redesigned. The roofing to the main entrance shall be stopped and the glazing of the main entrance shall be renewed. The aim is to create a toilet suitable for people with disabilities and to rehabilitate the existing sanitary kernel. In essence, there is a renewal of the indoor installations. Only the old radiators should be retained. The façade is to be maintained as far as possible. Construction 20: The floor area of Building 20 is approximately 2 000 m². The building has a patio of approximately 470 m² of floor area. The basement floor serves as a garage with approximately 117 parking spaces and has a floor area of approx. 4 200 m² including ramp to the underground car park. Building 20, as well as Building 19, are accessed via two stairwell cores with a lift each located in Construction 20. The building consists of five floors: — Garage floor – base floor – ground floor – 1st floor – 2nd floor base floor: The building 20 base floor provides for a medical service as a tenant located in the northern part of the building. In this part, the walls are kept as much as possible. The wall components and existing slat ceilings are to be opened and the insulation containing KMF removed. The wall components and slats will then be cleaned and then re-assembled. The aim is to train a small rental unit adjacent to the Medical Service. In the southern part of building 20, the premises of the Eckert School will be created. Ground floor: The ground floor of Building 20 is intended to accommodate the training of the municipal works. There are workshops for IT and electrical equipment, as well as classrooms and ancillary rooms, such as master’s offices, storage rooms and changing rooms. 1st floor: Two large rental units are to be created on the upper floor, which can be extended up to four rental units. Open-plan offices are planned, as well as secondary rooms in the central floor area and other meeting rooms on the façade. 2.Upper floor: In the 2nd A large renting unit is to be created. In the southern part of the 2nd There is a seminar room to be kept as far as possible. This rental area can also be extended in up to four rental areas. Development – Cores and Liftlandings: The stairwell cores contain the sanitary areas for construction 20. A sufficient number of toilets are provided for women and men for the respective rental areas. The liftlandings, which are part of the cores and development, will be redesigned. In the liftlandings, the ventilation/technique also takes place. The old lift shaft is intended to serve as a new technical shaft. Sequencing of construction work: The work will be carried out in two phases: Construction 20 is the first and finally construction 19. This means that construction 19 will remain in operation during the construction phase 1. The order of remediation is as follows: 1. Start and complete renovation of construction 20 from top to bottom. 2. After completion and availability of the 1st + 2. Upper floor of Bau20 (including a core for official development and a 2nd Core as a trajectory) will be brought into service and partial acceptance of the 2nd Upper floors for the collection of the tenants endica. The 1st Og Construction 20 must also be completed for the endica in order to serve as a buffer area (other adverse effects during construction phase) 3. Completion of renovation of the underground car park 4. Completion of ground floor and BG Construction 20, followed by the move of the Eckert Schools to BG Bau20 5.
