Description

The planning work is carried out in Budapest, district VII, István utca 2. The new medium-high building planned on the plot No 33298, the buildings and its surroundings to be renovated (B, C, H, I, J, K, L, M, N) and the buildings to be dismantled (retrofits of buildings G, F, B) and Rottenbiller Street 50. They concern the full design of the renovation works and the environment of the buildings (main, auxiliary buildings) at Land Registry No 33824.
The design area is protected by monuments.
Drawing up the sketches, authorised design documentation and construction design documentation required for implementation of the University of Veterinary Medicine in accordance with the details set out in the design programme forming part of the documentation.
The designer is responsible for carrying out the studies required for implementation, preparing the necessary design documentation and obtaining the necessary permits in accordance with the details set out in the planning programme.
The designer examines the regulations, regulations and protections applicable to the design area,
preparatory technical studies,
assessment of the technical condition and architectural and structural assessment of buildings, exploration and assessment plans (footprints, sections, façades)
— inspection of existing buildings according to technical usability criteria,
— consultation with the Client, finalisation of the details of the needs on the basis of technical and usability criteria,
— archaeological, monument conservation, heritage conservation, specialised authority, main architect, architect, architect, municipal authority, other public utility service providers, in- and off-site road construction, NPHMOS, etc., preparation of all necessary plans, documentation, obtaining permits and approvals,
— the designer should examine the energy services available or not available in the area but which can be accessed by development (in particular district heating);
— drawing up a minimum of 3 sketches for customer approval,
— the design selected by the Client shall be modified by the designer until the Client’s approval, taking into account the needs of the client,
— provision of data and cooperation with planners carrying out the ex-ante environmental impact assessment,
— continuous coordination and cooperation with the actors involved in the amendment of the District Urban Planning and Building Regulations and the Regulatory Plan; provision of information from designers
coordination, cooperation with the State Chief Construction and/or District Construction,
— the mandatory procedures laid down in the legislation must be carried out,
— planning board (district and central), construction and demolition licensing plans and official authorisation, including any necessary additional scientific/engineering documentation not provided by the Client and necessary for the completion of the tasks,
— preparation of all necessary technology designs (e.g. laboratory technology, sport technology, education technology, security technology, kitchen technology, etc.),
— plans for activities subject to notification,
— The designer is responsible for inspecting the trees on the site, obtaining authorisation documents for trees that are justifiable to be felled and felling permits,
— construction plans (dismantling and construction in all disciplines), in particular detailed designs,
— efficiency studies and plans for renewable energies, taking into account and utilising existing solar and air-treatment systems,
— provision of information to the Client on expected consumption volumes of mechanical and electrical systems,
— all other design documentation and consultation, obtaining permission and the documentation necessary to carry out full planning work,
— all planning documents must be drawn up in such a way that they are suitable for the conduct of public procurement procedures.
