Description

The City of Schweinfurt is planning to expand and renovate the Leopoldina Hospital in Schweinfurt. Completed in 1981, the Leopoldina Hospital has almost 700 beds and treats approximately 65,000 patients a year. It is therefore the largest hospital in Schweinfurt and, with about 2000 employees, the fifth largest employer in the city. In addition to the main building, which characterizes the city silhouette with its eleven-storey view, the hospital grounds include other additional buildings that accommodate secondary uses. In 2020, a target planning was commissioned with the aim of developing a scenario for the structural and spatial development of the hospital. On the basis of an inventory survey, an operational organizational concept and a target room program were developed as a basis for the structural target planning of the hospital site. Furthermore, a holistic goal-planning concept was developed on the basis of the structural and operational inventory analysis, with which the Leopoldina Hospital Schweinfurt can develop in the long term and in a sustainable manner. Due to the high relief provided by the extension building BA 1, the existing structure will be converted into three further construction phases during ongoing operation. The construction work must be carried out largely without restrictions on the operational functionality of the hospital. Only in this way can ideally typical hospital processes be mapped in all functional areas in the use of old and new buildings. In 2024, the StMGP approved an increase in the number of covered beds to 710 beds. The functional and spatial program is currently being revised and subsequently submitted for voting. The area to be planned provisionally amounts to approximately 37,000 m2 of NUF - the share of the new building and anticipatory measures already included amounts to approximately 12,300 m2 of NUF The total costs of the project (KG 200-700) are estimated at approximately € 296 million gross (as of 1st quarter 2022), and are divided into the following construction phases: BA 1 New construction Extension + preliminary measure approx. €122 million // Conversion BA 2 approx. €71 million // Conversion BA 3 approx. €66 million // Conversion BA 4 approx. €36 million // The total costs over all construction phases are divided into the following breakdown of the national accounts: - KG 200 1,049,000 € // - KG 300 146,920,000 € // - KG 400 62,666,000 € // - KG 473 7,520,000 € // - KG 500 2,115,000 € // - KG 600 7,964,000 € // The milestones for the implementation of the project include: - Start of service: June 2025 // - Start of construction: Oct 2028 // - Completion: BA1 - June 2032 // It is intended to commission the following services with this call for tenders: Structural design services, service phases 1-6 in accordance with §§ 49 et seq. HOAI The services are commissioned in stages. First, in the 1. Commissioning stage commissions the performance phase 1+2 in accordance with § 35 HOAI. The performance phases 3-6 are called up step by step according to HOAI. - and, by analogy with the percentages of basic services, ordered in stages. There is no legal claim to a total commissioning.
