Description

Carrying out daily maintenance consisting of preventive maintenance, malfunction maintenance and ancillary work of electrotechnical and climatic installations in an office building with a BVO of approximately 72 000 m².
Maintenance must be carried out in such a way that:
— the laws and regulations in force are complied with,
— safe use and security of operation are ensured,
— functional characteristics and requirements such as those laid down in the revision documents are guaranteed,
— no serious deficiencies occur in accordance with NEN 2767,
— prevent malfunctions and deterioration in quality while maintaining or improving the current condition score taking into account normal ageing,
— users suffer a minimum of nuisance.
The work to be carried out shall also include:
(a) Determination of the factual situation: The contractor must identify the differences between the factual situation and the Elements as indicated on the COEL.
(b) Condition measurement: The contractor must carry out two conditions measurements for all Elements indicated on the COEL of the factual situation (established).
(c) Reception planning: The contractor must incorporate the results of the condition measurement into a replacement plan for a period of 5 years. This includes both planned replacements and replacements of Elements and/or parts thereof. These measures shall ensure a condition score of 3 in accordance with NEN 2767 or better. Once established, the contractor must keep the replacement schedule up to date following maintenance. The contracting authority has no obligation to entrust work from the replacement planning. The contractor may not derive any rights from the preparation thereof.
(D) Preventive maintenance: All the works and supplies necessary for the maintenance of all the Elements as indicated on the COEL.
(e) Additional work: All the works and supplies necessary for the performance of replacements, identified as necessary during the performance of preventive maintenance, for which the contracting authority has issued a call order and work at the request of the contracting authority.
(f) Differences: The totality of works and supplies necessary to remedy a defect or calamity affecting persons, the environment and/or the business process in relation to all Object related Elements. Breakdowns up to EUR 750 (excluding VAT) per fault are included in the contract price. Only costs exceeding EUR 750 (excluding VAT) per fault are eligible for offsetting.
The object is owned by the National Buildings Agency and is used by parts of the Ministry of the Interior and Kingdom Relations and the Ministry of Education Culture and Science.
