Renovation of the Amtshof in Neukirchen near Schwandorf - Architect

The contract includes the planning services pursuant to § 33 ff HOAI in conjunction with Annex 10, LPH 1-9 for the renovation of the Amtshof in Neukirchen bei Schwandorf. The district court consists of four buildings, which are now to be extensively renovated and reused. The listed residential building, a two-storey quarry stone masonry building with hipped roof, was built according to dendrochronological findings in the Renaissance period and has architectural features from the Renaissance period as well as from the Baroque period. The residential building, with a gross floor area of 742.14 m2, is not only to be inhabited by the current owners, but also a hall for seminars and cultural events for about 60 people is to be built on the upper floor. According to a cost estimate, the construction costs amount to approximately 1.9 million euros gross. In addition, the Amtshof also includes an outbuilding, the so-called ‘Old Prison’. The construction period of the building here is estimated to be around the beginning of the 17th century and it is also listed as a monument. The old prison is to be converted into a holiday apartment for about 340,000.00 € gross (construction costs). A stable and a barn are also part of the ‘Alte Amtshof’. There is no historical information on the two buildings, it is assumed that they were built in the first half of the 19th century. After the conversion, a Zoigl parlour and a catering kitchen will be located in the stable on the ground floor and an overnight room on the upper floor. In the barn, a farm shop, a workshop and a multifunctional event hall for about 200 people for cultural events, club festivals, seminars and concerts are to be built on the ground floor. An indoor playground is planned on the upper floor. The stable has a gross floor area of 595.60 m2 and the barn 1,212.20 m2. According to the construction cost estimate, the costs for the conversion of the barn amount to approximately 1.44 million euros gross and the construction costs for the conversion of the barn to approximately 1.01 million euros. The construction costs for the entire project are estimated at approximately 4.77 million euros. The total costs (construction and ancillary costs) are estimated at approximately 5.58 million euros. It should be noted that the measure is financially supported by the Free State of Bavaria. In particular, the guidelines for the promotion of urban renewal measures (urban development funding guidelines – StBauFR) must therefore be taken into account.
