Description

Task
The contract includes site planning services in accordance with § 34 HOAI 2013 for the construction of a new class section with 16 classrooms and necessary ancillary rooms at the Langenhagen school centre.
The school centre is located in the centre of Langenhagens and includes a secondary school and an integrated comprehensive school (IGS).
The school centre is currently attended by some 2600 pupils.
The stock to be taken into account is made up of several 1-3-storey strokes, linked to each other, mainly from the 1960s/70s.
The planned extension will be assigned to the IGS and will be integrated into the existing main staircase of the three-shot “new mensa”.
The mensaneu construction planned and realised by the Pfitzner moorkens architekten from Hannover in 2013 sets out the edges of the building and the height for the planned extension. The mensa building was constructed as a passive house. This should also be provided for the building to be planned now.
The building stock from the 1960s 1970s is visually marked by its wash concrete façade.
The ‘new mensa’ is presented via a burdensome aluminium-stab façade combined with a thermal insulation system.
On the ground floor, a connection to the old stock (“A tract”) is foreseen. Between the planned class tract and the new mensa (“M tract”) a gate situation must be planned in the EC area to the main entrance to the IGS and the redesigned patio. It shall be designed both as an invitation and a functional entrance to the fire brigade.
As a preparatory step, a one-storey class tract (‘B tract’) must be demolished on the site. The classrooms to be demolished shall be placed in containers for the duration of the construction period.
There is a building right for a closed construction with a GRZ 0.6 and a GFZ of 1.2. The necessary distances from the stand must be respected for fire protection purposes.
The existing pedagogical curriculum must be explicitly integrated into the planning. Six general classrooms shall be provided for each year. In addition, ancillary areas such as differentiation rooms, teacher station and break forum/learning landscape shall be planned on an area of two-thirds of the total area of the classrooms. The necessary traffic areas and toilet facilities shall be added in addition. It is also necessary to take into account the requirements of inclusion.
The total budget available for the planned construction work is approximately EUR 4600000 (net) for the cost groups 200 to 700, after deduction of the existing planning services of the property and TGA planning.
Procedure
The intention is to award the services on a step-by-step basis. A contract up to and including phase 2 is foreseen. The draft fee-based contract will be made available to the selected tenderers before the negotiation. The contracting authority intends to select 3-5 candidates and invite them to submit a tender. Further information on the scope and procedure will be communicated to tenderers with the invitation to submit a tender.
