Description

70182 Stuttgart, Eugenstraße 7, Landesarchiv Baden-Württemberg, Ingenieurleistungen nach Teil 4 Abschnitt 2 HOAI, 1. Aufgabenbeschreibung Aufgabe Baubeschreibung: Das Gebäude in der Eugenstraße 7 wurde im Jahr 1902 erbaut und wird heute als Bürogebäude genutzt. Es ist ein landeseigenes Gebäude. Die Landesarchivdirektion belegt aktuell das EG sowie das 1. - 3. OG. Im Dachgeschoss hat die Geschichtliche Kommission ihre Büros. Das gesamte Gebäude soll saniert werden, auf dem Dach soll Photovoltaik montiert werden. Bei der Sanierung muss der bauliche Brandschutz, insbesondere im Treppenhaus als 1. Flucht- und Rettungsweg sowie in Bezug auf die Abstandsflächen zu den Nachbargebäuden bewertet und den heutigen Vorschriften angepasst werden. Das Objekt steht nicht unter Denkmalschutz. Grundstücks- und Gebäudedaten: Flurstück-Nr. 1332 Flurstücksfläche: ca. 22.000 m² Bebaute Fläche: ca. 270 m² Netto-Grundfläche NGF: ca. 1.400 m² Brutto-Grundfläche BGF: ca. 1.700 m² Bruttorauminhalt BRI: ca. 6.000 m³ Zum Zeitpunkt der Sanierung wird das komplette Gebäude geräumt sein. Im Wesentlichen werden folgende Baumaßnahmen erforderlich werden: 400 Bauwerk - Elektro - Neue Elektroinstallation und Beleuchtung der Etagen für Büronutzung - Neue Elektroinstallation und Beleuchtung im Treppenhaus/Dachgeschoss/Keller/Außenbeleuchtung - Evtl. neue Klingelanlage - Evtl. Rauchmelder oder BMA siehe Brandschutzkonzept als Kompensationsmaßnahme bei fehlendem baulichem Brandschutz - Installation einer PV Anlage
