It is a public works contract whose purpose is a complete design and execution mission commonly referred to as a ā€˜Design & Build’ contract for the development of a floor-to-floor business park with strong ambitions in terms of the circular economy and sustainable development. The parcel concerned is located at rue DieudonnĆ© LefĆØvre 17, 1020 Brussels, and is cadastralised, according to the recent cadastral extract, 21815D0297/00F004 and 21815D0297/00G004 part. The site is located in a high-mixity zone (ZFM) at PRAS. The project aims to develop a space of 3,450 m2 of functional economic activity on one floor, a Horeca space of 200 m2, a space to accommodate an urban agriculture activity and all the ancillary premises necessary for the proper functioning of the building. The main function of the building during its construction is to accommodate spaces for various productive activities (artisanal, industrial, high-tech, intangible goods). The building must be functional and include all the common premises that will be made available to allow activities ancillary to these main functions. The building should be designed as an extension of the existing building. The aim is to achieve a single entity in its operation and management. The stakes for this project are high. The main objective is to continue the momentum of the projects previously developed on the site. Given the very sustainable context of the Tivoli-Greencity district, Greenbizz II has been designated by citydev.brussels as a pilot project for the new ambitions set out in the new management contract (2021-2025). As such, this project must be distinguished by its sustainable ambition and its desire to develop a "zero-carbon" real estate project. The Greenbizz II project has already been the winner of the FCRBE project for the definition of exemplary ambitions in terms of the integration of reuse materials in the realization of the project. In addition, technical sustainability ambitions have been studied in collaboration with Bruxelles Environnement to include technical and spatial reversibility as well as comprehensive modelling in Totem. Finally, the project aims to digitize as much as possible the documentation related to the building by developing a digital model of the project (BIM) that will serve as a database for the management of the building via a connected platform. The aim of this project is therefore to provide guidelines for the development of new tools that will serve as a basis for future regulation.
