The purpose of this Specification is to regulate the technical conditions that must govern the hiring of the integral, preventive and corrective technical maintenance service of the buildings and their facilities, attached to the General Directorate of Management and Surveillance of Traffic of the City of Madrid, in order to guarantee their conservation, operation, use and optimal performance, as well as the works derived from the organization of spaces that may occur. In general, the work, carried out on a regular basis, will consist of: - Replacement of depleted or defective elements of buildings and their installations, referred to in this Technical Specification. - Replacement of products, parts and elements consumed or worn by use. - Inspection and control of construction elements and installations. - Repairs of breakdowns of buildings and their facilities. - Cleaning necessary to make operational the ducts and ducts exposed to a persistent or temporary fouling.
