Description

The district of Gifhorn is planning the construction of a special school with a focus on intellectual development at the Wittingen site. Planning, preparation and execution of the construction project is to be carried out by the client. According to the needs planning, the school should initially be planned on a one-pronged basis, but take into account the possibility of a two-pronged expandability. An external planning office was commissioned to prepare a feasibility study including cost estimation. The gross floor area (GFA) for the new building amounts to a total of approximately 6,676 m ². The estimated investment costs amount to approximately EUR 37.78 million gross. As part of an economic analysis (Annex 5), various procurement variants were examined without results. The building plot is located on the street Am Kleinbahnhof in 29378 Wittingen and comprises a plot area of approximately 13,826 m ². According to the building concept, the school building is divided into several functional areas, including a common area, specialist classrooms (FÜR I and FÜR II), general classrooms (AUR), a sports hall, a therapy area with training apartment and an administration area on the upper floor. The gross floor area of the school building is approximately 5,939 m ². In addition, expansion areas are provided for additional classrooms to ensure 2-way expandability. The outdoor areas include rest areas, an outdoor sports area (approx. 1,300 m ²), a play area as well as parking and access areas of approx. 5,000 m ² with a total of 88 parking spaces. With regard to the necessary outdoor facilities, the special requirements of a special education school with a focus on intellectual development must be taken into account.
