Germany-Munich: Architectural and related services
GEWOFAG Wohnen GmbH owns and maintains a post-war residential area to the west of the Senftenauer Straße and north of BAB 96. Due to poor construction and one-sided social structure, the intention is to replace the building stock with new construction on the site.
An attractive residential area with approximately 35 000 m² of floor space is to be created for a broad tenant structure. Apart from rental housing in different funding models and freely funded dwellings, the necessary social infrastructure will also be created (e.g. nurseries centre, neighbourhood areas, social services rooms, associations, etc.).
The aim of the replanning is to improve the noise situation on the motorway and to create high-quality green and open spaces.
An urban planning competition for ideas was organised in 2 013 in cooperation with GWG München GmbH in order to identify the concept and clarify the further procedural path. On the basis of the winning design, the residential area is now to be developed on the basis of Section 34 of the Building Code.
The winning design of the Lorber + Paul Architekten office, Cologne, with club L94 Landscape architects, Cologne, provides for a closed noise protection building along the motorway and the Senftenauer road and provides for a closed noise protection building in the inland areas north and south of the Ludlstraße with point houses and green spaces. A preliminary ruling has now been issued on the basis of the revised winning draft. On the basis of the planning requirements of the ruling, GEWOFAG Wohnen GmbH carried out an implementation competition.
Architectural and open-space planning concepts were sought in the implementation competition, which deepen and further develop the idea of the urban and landscape planning competition.
