Description

The subject of the procurement is the development and implementation of Espoon Asunnot Oy's renovation queue model as a collaborative project management contract with a target budget. In accordance with the queue model, a common operating model, organisation and management system are planned during the concept development phase of the project, on the basis of which the site-specific development and implementation phases of the renovation projects are started in stages. The preliminary scope of the project includes the renovation of three properties (Suvelantie 8, Avaruuskatu 1 and Vasamatie 3). The client implements the contract as a collaborative project management contract with a target budget. The client acquires a project management contractor through a negotiated procedure to carry out the project in co-operation with the client. The client, the client's design team and the project management contractor will jointly launch a concept development phase, during which a scalable renovation concept will be developed, which will enable the implementation of projects as a continuous queue. Target-specific development phases define the target budget and schedule of the project management contract and specify the content and quality level of the plans. At the end of the site-specific development phase, the Client shall decide on the start of the site-specific implementation phase. The estimated cost of the project is EUR 32.70 million. € (VAT) 25.5%) calculated at the price level of 6/2025. The estimated target budget level for the project is EUR 26.52 million. € (VAT) 25,5 %). The total gross area of the preliminary queue model renovation projects is approximately 11,000 brm2. The conceptual development phase of the contract is planned for months 11/2025-02/2026 and site-specific development and implementation phases for 2026-2028. Warranty period for items 5 years, when the guarantee period for the last item will provisionally expire in 2033. Development and implementation phases can overlap between different sites. A more detailed indicative timetable and phasing is set out in the invitation to tender. Text automatically translated in your browsing language Automatically translated
