Description

The WEGE, as owner of an area of 25 ha in Wesseling-Urfeld, intends to develop this area into a commercial park. Urfeld Industrial Park is an important development project aimed at creating a modern and sustainable business location. The region offers ideal conditions for the establishment of companies from various sectors and contributes to the economic strengthening of the entire region. The project will be implemented in close cooperation with local authorities and economic development. The planned industrial park Urfeld is being built in a strategic location with direct connections to supra-regional transport axes. The proximity to urban centers as well as the good accessibility make the location particularly attractive for companies from various industries. A detailed site plan shows the planned area allocation and takes into account both functional requirements and the integration of green and recreational areas. The project pursues the goal of creating a business location with high urban development quality that meets key sustainability goals. These include the use of renewable energies, energy-efficient building concepts and the promotion of environmentally friendly mobility. As an innovative business location, the business park is intended to provide impetus for the overall planning space and serve as a model for future-oriented business parks. The implementation of the Wesseling-Urfeld business park takes place in several steps. Urban planning was completed as early as 2020 as part of a multiple commission. The land use plan was adapted and approved in June 2023. In parallel, archaeological investigations have already been carried out, the results of which will be incorporated into the further planning. The project is currently at an advanced stage of land-use planning. So far, the following reports, studies, etc. are available or are in the process of being prepared: - Urban planning concept - Project workshop, business plan and cost-effectiveness calculation - Soil expert opinion - Archaeological expert opinion - Leakage/dewatering concept - Traffic expert opinion and simulation - Environmental and species protection expert opinion / Environmental report - Energy concept for CO2-neutral energy supply - Sound insulation / immission expert opinion - Datacenter feasibility study (for edge datacenter, area approx. 0.5 ha) - DGNB Pre-Check for sustainable development and ESG verification - Mission statement and future sector identification - EU-wide tender for civil engineering planning (engineering structures, technical equipment, transport facilities and open-air algae, allocation planned November 2025) - Ecological compensation pre-arranged A possible start of construction is realistic at the beginning of 2027 - depending on the further planning process and the required permits. The planning maturity according to § 33 BauGB is planned for the end of 2026. The objectives of the measure are the development of the sustainable industrial area "Wesseling-Urfeld" and the creation of an innovative business location with exemplary character for the region. The approximately 25-hectare area is to be designed as a climate-neutral business park that meets ecological, economic and urban development requirements in equal measure. In addition to the provision of flexible commercial space for different company sizes, the focus is on the integration of sustainable energy, mobility and open space concepts. The project is certified and ESG-verified according to the DGNB criteria. In parallel to the technical planning services for technical equipment, the contracting authority also calls for the following services: - Project control services (project coordination and planning monitoring as well as controlling during object monitoring) - Object planning services Outdoor facilities - Object planning Engineering structures and traffic facilities
