Germany-Schwarzheide: Architectural, engineering and planning services
Planning services for the provision of accessibility and fire safety upgrading of the multi-purpose Anne-Frank-Straße 7, Schwarzheide building. The land is connected to the local electricity and water supply lines. Waste water and rainwater is disposed of via the sewerage system. There is no urban development plan above the parcel. Building law is based on the provisions of the BauGB, the Baunutzungsverordnung and all relevant EU and Land law, in particular the Brandenburg Building Code (BbgBO), in its up-to-date version. In addition, the relevant standards and technical regulations, as they are in force, are regarded as a prerequisite and must be taken into account.
Due to the increasing number of childcare facilities, the existing institution foresees an increase in capacity. In addition, the entire building must be upgraded from the point of view of fire protection, in accordance with the legal requirements. A detailed description of the planned scope of construction can be found in Annex C. Inter alia, the following sub-measures are to be implemented:
— The second escape route on all parts of the building must be retrofitted. An outer staircase is required here. As part of the construction work, paving work must be carried out in the patio.
— In order to prevent the spread of fire, the existing insulation of the façade with non-combustible insulating materials shall be provided on a large scale in the area of the external staircase construction.
— The entire heating system in the building must be tested, retrofitted or modified and adapted in accordance with the applicable fire protection requirements.
— The expansion of door openings, the construction of large window openings and the fire-proof separation of stairwells must also be carried out.
— The building is to be fully protected in accordance with DIN 14675. In this context, appropriate electrical and information technology systems (installing a fire alarm system with connection, new installation of safety lighting) must be installed.
— Construction of a lift installation.
The scope of the tasks in Lot 1 includes the adaptation and re-establishment of the open-air installations. The planned construction costs of the cost groups 300 to 500 DIN 276, amounting to approximately EUR 1.130 million (gross) are planned for the construction project. When the construction project is implemented, there are also high requirements for the timing of the project and for the handling of funding. In planning, the day-to-day operation of the facility must be taken into account and integrated into the ‘construction phase’ measure. The technical planners, the construction companies and authorities involved in the construction work are coordinated with the contracting authority.
