Description

Reconfiguration of circa 2,700 m2 of the existing Ballymun Primary Care Centre located within Ballymun Civic Centre. Existing administration spaces comprise of a mix of cellular offices, open plan offices, and staff welfare facilities over ground, 1st and 2nd floors and are to be replaced with clinical/consultation rooms, and a series of large therapy rooms/gyms etc. in addition to new administration spaces to accommodate Enhanced Community Care consisting of Chronic Disease Management (CDM), Integrated Care Programme of Older Persons (ICPOP) and Community Health Network (CHN). The works will include installation of new fire rated glazed enclosures to the existing atrium space on 1st and 2nd floors. The works will include ancillary modifications and minor refurbishment in adjacent areas of existing Primary Care Centre. The mechanical works will include Strip out and safe and environmentally safe disposal of redundant services offsite serving the reconfiguration and refurbishment area (including any necessary works to retain live services passing through the fitout area to serve other areas, capping off existing supplies, valve diversion arrangements, etc.) Heating Services – Installation of new heating emitters to tie into existing landlord heating system Ventilation Services - Installation of new ventilation system to tie into existing landlord ventilation system Water Services - Installation of new standalone domestic hot water installation and new cold-water services installation to tie into existing landlord ventilation system Soils and Waste – Provision of new drainage to suit the reconfiguration and refurbishment area First Aid and Firefighting - Provision of new First Aid and Firefighting equipment to reconfiguration and refurbishment area Refrigeration Services - Installation of new Hybrid Variable Refrigerant Flow/Volume (Hybrid- VRF/VRV) system to tie into existing landlord system Building Management System (BMS) – Installation of new BMS system to tie into existing landlord heating system The electrical works will include Strip out and safe and environmentally safe disposal of redundant services offsite serving the reconfiguration and refurbishment area (including any necessary works to retain live services passing through the fitout area to serve other areas, capping off existing supplies, valve diversion arrangements, etc.) Lighting Services – Installation of new LED general and emergency lighting including a wireless lighting and emergency lighting control system General Services – Installation of new general services (sockets, spurs etc) outlets to suit the reconfiguration and refurbishment area Mechanical Plant Wiring - Installation of new BMS system to tie into existing landlord heating system Fire Alarm - Installation of new fire alarm system (smoke/heat detectors, manual call points, sounders, strobes etc) to tie into existing landlord heating system ICT Services - Installation of new ICT system (data and Wi-Fi outlets etc) to tie into existing HSE ICT system LV Distribution and Cable Containment – Modifications to existing HSE sub-distribution boards and cable containment system suit the reconfiguration and refurbishment area Security Services - Installation of new security services (CCTV, access control, intruder alarm etc) to tie into existing landlord system Earthing and Bonding - Installation of new earthing and bonding system to suit the reconfiguration and refurbishment area The existing building is within a multi occupancy shared building that will be occupied adjacently throughout the reconfiguration works.
