UK-London: property management services of real estate on a fee or contract basis
Managing Agent duties will include but will not necessarily be limited to:
(a) staffing and secretarial support,
(b) preparation of annual service charge budgets in accordance with the terms of the lease,
(c) collection of service charges,
(d) management of bad debts,
(e) management of day to day maintenance repairs to all properties but excluding voids),
(f) annual budgeting for 5 and 10 year planned maintenance programme,
(g) procurement (in accordance with the Public Contracts Regulations 2006 where necessary), management and supervision of service providers for Facilities Management and Asset Management providing responsive, cyclical and planned repairs and maintenance duties,
(h) training and upskilling of in-house staff,
(i) resident complaint handling,
(j) financial management,
(k) leaseholder services including section 20 consultation,
(l) understanding and compliance in respect of landlord and tenant legislation relating to leasehold management,
(m) preparation and issue of annual service charge information and production of service charge accounts,
(n) preparation and issue of applications for payments (demands) to all contributors.
This schedule of duties is provisional and a final scope of duties will be provided to candidates at ITT stage.
