Description

Die AOK Niedersachsen (AOKN) ist alleinige Eigentümerin ein 1960 erbauten, unterkellerten, zweigeschossigen Wohn- und Geschäftsgebäudes mit ausgebautem Dachgeschoss und Anbau sowie mit einem massiven Garagennebengebäude in 26388 Wilhelmshaven, Preußenstraße 51 (Grundstück). Das Gebäude samt Anbau ist massiv erstellt und verfügt über eine Klinkerfassade. Das Hauptgebäude wird über ein zentrales Treppenhaus erschlossen und der Anbau verfügt über einen eigenen Zugang. Das Grundstück ist 1.149 m² groß und verfügt über 3 Außen- und 3 Garagenstellplätze. Das Grundstück befindet sich im Stadtteil Fedderwardergroden und die Entfernung zum Zentrum von Wilhelmshaven beträgt ca. 5 KM. Der Anbau ist an eine Zahnarztpraxis vermietet und verfügt über eine Nutzfläche von ca. 116 m². Das Erdgeschoss im Hauptgebäude verfügt über eine Bürofläche von ca. 83 m² und ist ebenfalls vermietet. Ein Büro im 1. OG mit einer Größe von ca. 18 m² ist dauerhaft in Vermietung. Im 1. OG befindet sich eine Wohnung mit einer Wohnfläche von 74 m² und ist vermietet. Die Wohnung im Dachgeschoss mit einer Größe von 78 m² befindet sich im Leerstand und ist renovierungsbedürftig. Die zentrale Gasheizungsanlage wurde im Jahre 2020 erneuert. Dieses Grundstück beabsichtigt, die AOKN zu verkaufen. Insgesamt werden derzeit an Mieteinnahmen 29.364,00 EUR/Jahr erzielt. Kaufpreis: 420.000,00 EUR
