Description

Located two kilometres from the historic centre of Nantes, Bas-Chantenay is an emblematic territory of the city’s industrial and port history. Between the Loire and the slopes, this area of 150 hectares now concentrates a great diversity of activities – industrial, artisanal, tertiary – and an exceptional but often degraded built heritage. Since 2016, Nantes Métropole and Nantes Métropole Aménagement have been carrying out a vast urban renewal operation to create a mixed district combining economic activity, housing, public spaces and nature, while preserving productive identity and reconnecting with the river. The urban project designed in 2016 by the project management group CARTA, Phytolab, SCE, MAGEO, RIBI and VICARINI is structured around three scales of intervention: - Les Cales: four operational sectors under public control (Carrière, Dubigeon, Usine Électrique, Bois Hardy) - Les Parcours: requalification of major roads to improve urban quality for pedestrians and cycles. - Les Intercalés: accompaniment of companies in the modernization of their sites and the ecological transition, without land control. Three ambitions structure the approach: preserve the industrial heritage, foster a “productive city” open to innovation and include the project in the ecological transition (unsealing, nature in cities, land sobriety, re-use). The Bas-Chantenay illustrates a vision of sober, inclusive and sustainable urban planning, reconciling industrial memory and the city of tomorrow. It is a place to experiment with the guidelines of the Fabrique de nos ville de la Métropole Nantaise roadmap and aims to become a metropolitan demonstrator of productive, sober, resilient urban planning compatible with the city’s other functions: Living, working, relaxing – while promoting the green transition. The mission of the new urban project manager will be to redefine the overall planning framework, develop an integrated and evolving vision of the district, and continue the Cales project (with the exception of the Career sector). The scope, challenges and objectives of the operation are presented in the presentation note, the urban narrative and the scope, other documents are also attached: the environmental strategy of the lower Chantenay and the roadmap of the factory of our cities; all these documents are downloadable on the buyer profile.
