Description

Facilitative services for the economic units of the Berlin fire brigade and police managed by BIM GmbH are advertised. The portfolio comprises a GFA of approximately 92,000 m2 and includes both the existing buildings of the fire brigade and police as well as the newly realized cooperative control center (completion expected Q2/2027). The contractor must provide management services for comprehensive, technical and infrastructural management. These are basically divided into the operational management in facility management (e.g. object management, documentation & reporting, IT-supported services, defect claim management / warranty tracking) as well as the services of technical building management (e.g. operation management / object operation, repair, tree show, energy management, operational services) and the infrastructural services (e.g. maintenance cleaning, green/grey maintenance, winter service and security services). In addition, after completion of the cooperative control center, the service provider must take into account the commissioning support before the standard services of the holistic management can take place. The management object consists of 2 economic units (fire brigade and police) with a total of about 92,000 m2 GFA. The portfolio represents a particular challenge due to the type of real estate use and on the other hand due to the socially and politically relevant activities provided by the users. During ongoing management, the properties are characterized by the complexity of structural and technical conditions and the specific usage requirements. In terms of the type and intensity of use (partly 24/7 operation), as well as the size, accessibility and in particular the equipment, these are very heterogeneous and demanding properties for management. In addition, requirements from DIN EN 50600 in accordance with the required availability class VK-3 must be achieved for the new building of the cooperative control centre and the performance must be proven. The services will be awarded in one lot. The following services are intended for the award in question: • Einmalige Leistungen (Implementierung, Explementierung (Leistungen zum Vertragsende)) sowie zusätzlich für den Neubau der Kooperativen Leitstelle die Inbetriebnahmebegleitung • Betriebsführung im Facility Management (u.a.
