Germany-Berlin: Architectural, construction, engineering and inspection services
For the renovation of a school building and a sports hall, including outdoor facilities, the following planning services are to be provided in accordance with Part 4 of the Fee Regulation for Architects and Engineers (HOAI 2013), Section 2 Technical Equipment Section 53 and Section 55 in conjunction with Annex 15, the performance phase (LP) 2 pre-planning up to LP 9 – site support for plant groups 1, 2, 3, 4, 5, 6, 7 and 8 – (according to DIN 276 Dec. 2008 cost groups 410, 420, 430, 440, 450, 460, 470, 480 and 540) will be awarded.
First of all, the planning services of LP 2 – Preliminary Planning – are to be commissioned in accordance with Section 55 of the HOAI.
The contract includes, optionally, LP 3 – Draft planning LP 4 – Approval planning, LP 5 – Execution planning, LP 6 – Preparation of the award, LP 7 – Participation in the procurement, LP 8 – Physical monitoring – Construction monitoring and documentation, LP 9 – site support.
The contracting authority reserves the right to phase out individual service sections as an option until the works are completed. There is no legal right to commission the entire service.
In order to cover the lack of primary school capacity, a new 2.5 fast primary school is to be organised on the Paul-Junius-Strasse 69 site in open full-day operation.
The school’s five-storey type-building from the 1970s has been empty since around 2011 and is largely in the construction phase. The entire building envelope, as well as the interior finishing, are heavily rehabilitated. Where visible, the load-bearing fabric appears to be in good condition and suitable for school use. Although the sports hall in SK construction is still in use, it is still in need of rehabilitation as it is still in the construction phase.
The aim of an extension is to create missing surfaces in order to accommodate the model room programme. For accessible access, a lift will be provided in the extension of the school building.
It is also intended to redesign the outdoors.
The planning of the construction project is based on the audited needs programme.
The fixed total cost limit of EUR 10600000 (gross) must be respected.
The planning stakeholders will include: Object planners, TGA planners, project controllers, structural planners, special experts, including security coordinator and, where appropriate, assessors.
The project processing is based on the administrative regulation ‘General instruction for the preparation and execution of building tasks in Berlin’ (Abau, see www.stadtentwicklung.berlin.de/service/rundschreiben/).
