Reuse Frauenklink – Technical insulation (procurement package 2)
On the undamaged remains of the Flakkasern, the old building wing of the Women’s Hospital was erected and increased after the Second World War. The clinic was supplemented in the 1950s by the lecture hall and in the 1960s by the east-facing slope wing (part B5), which was extended in the basement area to almost the property boundary with a flat construction (part B6). At the south end, a stairwell on component B2 was erected in the 1990s, which is currently also used to organise the lying-in-patient approach to the women’s clinic. In 2015, fire protection improvements were already carried out in some areas. As part of the measure, however, further fire protection measures are required for most areas of the women’s clinic. In addition to the plant technical defects, extensive conversion/refurbishment and upgrading measures are also required in the structural area to realise the planned reuse of the buildings. In the meantime, the updated fire protection assessment of the building complex in the form of a fire protection concept is also available, which shows the shortcomings in the field of fire protection. External walls/interior walls (vertical constructions) In principle, the room structures of the bed areas in the slope wing and the other areas of the clinic are essentially taken over. With regard to floor plan planning, a key approach was that static interventions should be kept as low as possible and where existing spatial structures should be maintained, taking into account the new use in the corresponding sub-areas. Window and window doors are already installed in the main areas of the women’s clinic, which are apparently in order (only replacement/adaptation of existing wooden windows, e.g. in the basement BT 5+ 6 and partly necessary for windows with ornamental glazing). In addition, the essential exterior windows are already equipped with external recessed blind systems, so that an external shading is already guaranteed. The interior doors of the women’s clinic have no uniform concept, here different door frames and door leaves are installed within individual stations and even within individual rooms (e.g. bed rooms in the existing component 5). In addition, many of the doors open into the necessary hallway areas, so that the direction of impact must be adjusted so that the escape routes do not affect. The door leaves are also damaged in parts. (Splitting of the laminate, cracked corners, etc.). The interior doors must therefore be replaced/disassembled/replaced in parts. In addition, according to the fire protection concept for fire protection renovation additional fire and smoke protection doors are required, existing fire protection doors do not meet the requirements and have to be partially replaced. Due to the structural interventions, wallpaper and tiles are to be renewed in many areas. The wall protection system in some areas has only a small height and has to be adapted/renewed (including new height levels required due to height-adjustable beds). According to the inventory (also in the bed room areas) the wall coverings are damaged (repulsions/miscellations/misholes). The wall coverings make a poor overall impression in most areas. Since fiberglass fabrics are not to be worked on, it is planned to re-occupy the wall surfaces in the corresponding rooms. In the tiled wall areas there are various damage caused by previous installations. The furnishings must also be adapted to the new uses in parts, which leads to further adjustments of the tile surfaces.
