Description

General planner services, New construction of a high-rise garage, Quartier Kleineschholz, 79106 Freiburg i.Br. Around 500 apartments are to be built in the new district "Kleineschholz" in Freiburg-Stühlinger. The dormant traffic in the quarter is to be handled centrally by the quarter garage. Both parking spaces for residents, tradespeople, visitors, car sharing and motorcycles are to be accommodated here on about 200 parking spaces. The equipment of the parking spaces with charging infrastructure must be taken into account. For this purpose, a state subsidy is available for 36 charging points for general parking spaces and 8 charging points for car-sharing spaces. In addition to the ‘parking’ function, the high-rise garage includes other rooms and functions: the district energy centre and transformer stations. In addition, the connections for a PV system (1,000 m2) on the roof must be provided. In addition, the building must provide sound insulation for the district due to its location along the freight railway in the west and Sundgauallee in the south. A green façade completes the building as a southern quarter entrance. The project is to be implemented as part of a general contractor award. Therefore, the planning services include preliminary and draft planning and the preparation of a functional tender. The award procedure comprises property and specialist planning services of the service phases 1-3 in the disciplines of buildings, structure, electrical and supply technology, outdoor systems as well as specialist planning services for fire protection and building acoustics / sound insulation as a total award to a general planner.A two-stage negotiated procedure with public participation competition and negotiation phase is carried out in accordance with §§ 14, 17 and 73 ff VgV for general planner services in accordance with HOAI Part 3, Section 1, § 33 ff.
