Description

The subject of the contract are combined planning services (general planning services) for the general refurbishment of the German Patent and Trademark Office in Zweibrückenstraße in Munich. The general planning services include building planning, technical equipment planning (installation groups 1-8), structural planning, building physics (heat protection and energy balancing, building acoustics, room acoustics). The aim of the general renovation is to bring the building up to date holistically. The BIM method is used in the measure. The property consists of two main buildings, high-rise and atrium buildings, which are connected by a connecting structure. The high-rise building is joined by the Forum, the former exhibition hall. The buildings were built by Franz Hart and Helmuth Winkler at the end of the 1950s and are listed as monuments. The gross floor area of the buildings to be renovated is 71,050 m ². The cost ceiling for the construction project is 181,000,000 euros gross. The costs mentioned include the cost groups 200 to 600 according to DIN 276-1:2018-12. The measure is accompanied by a project controller and BIM manager as well as a BNB coordinator. Further planning, consulting and testing services are awarded as required. Some of the procurement procedures are already running in parallel with this procedure. The construction work is to be advertised and handled by trade. It is intended to commence the provision of services immediately after the order has been placed. Submission of the Initial Project Document (IPU) is planned for August 2027. The handover of the finished construction project to the user is scheduled for December 2036. The task is described in more detail in the task description.
