Varia Sand ridge renovation - Light demolition contract
IMPORTANT NOTE - INTRODUCTION OF THE CONSTRUCTION PART: The developer requires the contractor to familiarise himself with the construction site before submitting a tender. The demonstrations of the building site will be held on 17 June 2026 at 9.00 and 25 June 2026 at 9.00. The contractor must note that on 25 June 2026 it will no longer be possible to ask questions in writing to which the customer will respond. For this reason, the subscriber recommends primarily to participate in the presentation on 17 June 2026. Description of the procurement: VTK Kiinteistöt Oy invites you to submit your tender for the Varia Hiekkaharju light demolition contract in accordance with this invitation to tender and its supporting documents. The procurement will be carried out through an open procedure. The City of Vantaa has commissioned a needs assessment and a project plan for the project. In the future, VTK Kiinteistöt Oy will acquire and carry out the planning and construction of the project all the way to completion. The form of the project is a project management contract, taking into account that the designers are in a contractual relationship with VTK Kiinteistöt Oy throughout the project. Vantaa Vocational College Varia, Hiekkaharju office is located at Tennistie 1, 01370 Vantaa. The renovation of Vantaa Vocational College Varia's Hiekkaharju property is part of a broader development strategy for Varia's business premises network. Varia currently organises vocational training in four locations: Hiekkaharju, Koivukylä, Myyrmäki and Aviapolis. In the future, teaching activities will be concentrated in three locations: Hiekkaharju, Vehkala and Tikkurila competence campus. VTK Kiinteistöt Oy owns all three sites and is responsible for project development and construction. After the renovation, the Hiekkaharju office will have premises for a total of 1,540 students. The scope of the project is approximately 23,500 brm² and the premises are used by the security sector, mechanical and production engineering, building services, building construction, cleanliness and property services, surface treatment, restaurant and catering. Varia Hiekkaharju's building complex consists of three parts: - Originally old (built in 1963), the extent is about 11,350 brm2. - Expansion parts (implemented in 2006), the scope is approximately 12 150 brm2 - The new part to be built in the renovation is approximately 1000 brm2. The renovation rate of the original old part is large in some places and the building is protected in the town plan as SR 5. Extensive PTS repairs will be carried out on the extension and, for example, building services systems will be updated to meet the needs of the present. The aim is to enable internal shared use of the premises in such a way that it supports operational cooperation and increases the utilisation rates of the premises also in the evening. The diverse space needs of the vocational college's teaching sectors and the shared use of the facilities between the building's operators also set requirements for the use objectives of the facilities.
