The Bundesanstalt für Immobilienaufgabe, Berlin (BImA) intends to award planning services for the basement renovation at the airfield in Faßberg. During a heavy rain event in the last calendar year, various cellars at the airfield in Faßberg were filled with water. Due to the high moisture load, the substance was severely affected in the area of the earth-contacted components and consequently the use was restricted due to strong mold formation. Even in floors above, the mold spores were detected in air measurements, so that all doors, windows and transitions between basement and upper floors had to be closed. Against this background, the contract is intended to renovate a total of 15 cellars with the aim of reducing moisture levels as well as ensuring the building fabric and traffic safety. Explicitly, this applies to the buildings: 6, 7, 9, 10, 11, 21, 26, 36, 40, 45, 57, 59, 231, 408 and Hall 7. Based on current knowledge, the scope of the action is estimated as follows: Sealing work: As part of the local measure, all cellars are to receive a seal to prevent further moisture damage. In the course of the waterproofing work, all outer walls of the basement must be exposed and cleaned, taking into account an accompaniment of ordnance. The examination of whether or not ordnance support is required is carried out by the State Construction Management Lüneburg Heath and is made available to the project participants. After the repair work on the building structure, the aim is to apply a seal in the splash water area (the first two to three layers of stone above the upper edge of the terrain) as well as the outer walls of the cellar down to the sole (bottom plate) incl. a protective layer. Special attention should be paid to the sealing of the joint between the wall / floor plate. In some cellars, where the water has stood up to 20 cm high, the installation of a drainage pipe should be carried out and connected to the general drainage. According to current knowledge, this applies to 5 of the 15 buildings. Since the cellars of the mentioned buildings have no common rooms, insulation of the outer walls of the cellar should be dispensed with. Cellar interiors: Due to the massive humidity, all cellars are restricted in their use. In the course of the local measure, the walls, ceilings and possibly also floors are to be exposed in all cellars except for the substance (masonry, concrete, screed). The necessity and extent of pollutant sampling must be clarified in the course of planning measures. Since the cellars, except for the technical rooms, are not subject to any use, a new paint / plaster is not provided. The substance thus has the possibility of drying and moisture still in the substance can easily be ‘removed’. In addition, all basement doors (except the technical rooms) that are not required for the production of natural ventilation are to be hung out and disposed of. The door frames should not be dismantled separately.
