Description

The district of Oberpfalz is planning the demolition and subsequent construction of three residential buildings with a total of about 40 residential units on the grounds of Karthauser Straße (K) 18, 20 and 22 in Regensburg. The aim is to create modern, barrier-free and affordable housing for employees of the medical facilities of the district of Oberpfalz (medbo) and the district administration. As part of the basic investigation, a district-specific preliminary planning was drawn up in order to be able to assess the scope and financial viability of the measure. However, it is possible that changes can still be made to the design after the architectural services have been awarded. The new residential development is to be realized without underground parking, but with an integrated, innovative mobility concept in compliance with the parking space regulations of the city of Regensburg. The urban integration, the high-quality open-air plant planning as well as the coordination with the building regulations office and the environmental office of the city of Regensburg as well as with the funding agency are part of the overall planning concept. The project is to be carried out within the framework of the municipal housing promotion programme (KommWFP) of the Free State of Bavaria. Further funding opportunities are to be examined. A cooperation of the planners to the grant applications and to the proof of use is part of the commissioning. It would be conceivable that the implementation might take place in three construction phases (deconstruction and new construction K 18, then demolition and new construction K 20, then demolition and new construction K 22). Therefore, an apartment mix should already be present in the first building (Karthauser Straße 18) (i.e., in deviation from the current district's own preliminary planning). Compliance with the guidelines of the KommWFP and the Housing Promotion Regulations (WFB) is binding, in particular with regard to accessibility (DIN specifications) and housing sizes in accordance with the WFB.
