1. Property description Plot Alter Postplatz 10 71332 Waiblingen Gemarkung Waiblingen, Waiblingen 081340, Flst. 96 and 94, Alter Postplatz 10 Construction project The construction project is divided into two areas: 1. Renovation of the high-rise building: Rehabilitation area HOH 2. Renovation of the connection pagoda: Rehabilitation area PAG A.) Rehabilitation area HOH: The high-rise building is located on the entire property of the district office. The building is adjacent to the three-storey low-rise of the transept/meeting room, and to the four-storey pagodas from the early 1980s. The high-rise building is completely refurbished. It should meet the current thermal insulation requirements and be technically independent of the neighbouring renovation sections with its own ventilation system. PV systems are installed on the flat roof and on the east and west facades. On the ground floor, the new main entrance of the district office is created, with windscreen, foyer and reception with information desk. Barrier-free access is provided by means of automatic doors and a ramp system. Two new rubbish bins are being built on the south side. Here is the delivery and a passage to the back yard. Floors 2 to 5 produce open office structures analogous to the already completed cross-building/meeting room (renovation area QUB and SIS). On the 6th floor, a new spacious room for in-house events is to be provided. In the back area are the toilets and the kitchen. The ventilation system and the refrigeration units are installed on the rear roof terrace. The plastered facade surfaces are equipped with a new thermal insulation composite system based on mineral wool. The spacious window surfaces on the east and west facades are manufactured with window-element facades. The parapet areas are covered with dark grey PV elements. The glass facade of the event room on the 6th floor is located about 1.30 m back and is produced with a wood-aluminium post-bolt facade. The 2nd leads over the terrace area. Rescue route to the escape staircase tower on the south facade. The facade of the foyer on the ground floor is made with a post-bolt facade. On the extensively green roof area, elevated photovoltaic elements are provided, which are mounted with a bright railing. The structure of the building stock has been built in skeleton construction with reinforced concrete ribbed ceilings on reinforced concrete supports. During the core refurbishment, the existing structure is traced back to the shell condition. All existing ceilings are upgraded with a fire protection plaster. Most of the attic will be demolished and rebuilt. For this purpose, the lightest possible construction is chosen: - The wide-stretched supporting structure in the area of the event room is made with a steel structure, on which a cross-laminated timber ceiling is laid. - In the area of the stairwell and the elevator core there is the stiffening core of the building, which is made in solid construction. - The rear area with the serving rooms is built in wooden construction with wooden column walls and cross-laminated wooden ceilings. From the 1st to the 6th floor, new decentralized ventilation systems with separate ceiling cooling units are installed. The outside and exhaust air is connected via slatted grilles, which are integrated into the facades. The ventilation unit for the attic is installed separately on the southern roof terrace. The electrical equipment is completely re-manufactured. The two existing elevators will be replaced by machine roomless elevator systems. B.) Recovery area PAG: The 4-storey pagodas from the early 1980s are currently very heterogeneously connected to the high-rise building. The tiered roof landscape creates connections that cause significant problems, especially for fire protection. In order to enable further development of the pagoda without changing the facade of the high-rise building again, the connection pagoda to high-rise building is already being converted according to the fire protection requirements: - In an area of about 11 m, the pagoda is brought into a simple cubic geometry. - The rafter roofs and the graduated floors are dismantled. - A fire wall is installed at a distance of 5 m from the high-rise building. - A new plastered exterior wall construction is placed in front of the shell structure. - The connection to the high-rise building is made with a post-bolt facade (glass joint). - The interior design of the affected rooms is brought to a contemporary standard. All surfaces and the technical building equipment are newly manufactured.
