On a former Kita plot, Schmidstr. 13.15 in 10179 Berlin-Mitte, several residential buildings are to be constructed. These are rented dwellings, partly with public support. On the building plot, the Kita construction was demolished to the height of the terrain. The basement floor is still in place and will be demolished as part of the clearance process. Then, six five-storey residential buildings with a total BGF of approximately 10 500 m² are to be constructed on a plot of 6 200 m² and the associated open-air installations are to be constructed with an internal road, car parking spaces, pavements, a playground and green spaces. The public pavement leading to the land in future may have to be planned and constructed. The building is based on the preliminary building decision or the concept of the preliminary building request, which was agreed in advance with the city planning office in the middle of the land acquisition.
You are looking for a master planner who will provide services
— for spatial planning pursuant to Paragraph 34 of the HOAI in conjunction with Annex 10 to the HOAI,
— for the technical equipment referred to in Paragraph 55 of the HOAI in conjunction with Annex 15 to the HOAI,
— for the structural design pursuant to Paragraph 51 of the HOAI in conjunction with Annex 14 to the HOAI,
— for open-air plant planning pursuant to Paragraph 39 of the HOAI in conjunction with Annex 11 to the HOAI.
The following services will also be covered by the contract:
— Evidence in accordance with the EnEV and RES-WärmeG and required physical proof of construction,
— Fire protection planning required,
— Ventilation design,
— Soundproofing calculations,
— SiGeCo services in accordance with the Construction Site Ordinance,
— Waste concept,
— Helping to attract and account for funding,
— The design of the lifts is to be carried out by a specialist designer for mining technology.
The delivery of the service will take place within the following timeframe:
The contract is to be contracted initially for Level 1 (LP 1-3) by 28.2.2015 and optionally by 30 April 2015 for Level 2 (LP 4) Service Delivery, until 31.10.2015 for Level 3 (LP 5-6) and Stage 4 (LP 7-9) works 1.3.2016 to 31.12.2017.
