Description

The city of Künzelsau intends to restructure the central area of Gaisbach. This covers a plot area of 19,101 m2. For this purpose, the city of Künzelsau has held a realisation competition for architects and landscape architects. The subsequent VgV procedure has not yet been completed. In the competition, this area is to be developed with a 3-course primary school, a 6-group day care centre with a family centre, a central canteen for a maximum of 200-250 people with a youth centre, a multi-purpose hall, as well as sports areas and areas for stationary traffic. The existing school building is in poor structural condition and is to be dismantled. The existing multi-purpose hall is to be preserved. The hall also has structural defects. Here, the first refurbishment measures have provided for improvement. However, the remaining deficiencies are to be rehabilitated as part of the new construction of the central area and the building will thus be preserved. The remediation measures are not part of the VgV procedures and will be put out to tender separately at a later stage. The realization of the New Social Center of Gaisbach is to take place in two construction phases. Planning is scheduled to start immediately after the procurement procedures have been completed in March 2025. For the services of structural design in accordance with §§ 49, 51 HOAI LPH 1-6 including object monitoring, a suitable engineering office with experience in wood/wood hybrid construction is sought. The commissioning is to be carried out in stages. Stage 1: Performance phase 1-3 for the entire area as "socket planning", i.e. 1.BA and 2.BA, stage 2: Performance phase 4-5 for 1. BA / 2. BA, Level 3: Performance phase 6 for 1. BA / 2. BA, Level 4: Performance phase 8 (object monitoring) for 1. BA / 2. BA. The start of construction for the 1. BA is scheduled for early 2027. Execution and commissioning for the 2. BA will take place at a later date. There is no legal claim to the further commissioning of the subsequent service level. Negotiations are expected to take place on 20.01.2025 in the morning and 21.01.2025 (full day). For more information, see point 5.1.
