Germany-Berlin: Insurance brokerage and agency services
BIM Berliner Immobilienmanagement GmbH (BIM) was established in 2003 as a wholly-owned subsidiary of the Land of Berlin. On behalf of the Land, BIM GmbH manages the buildings of the Berlin central administration, as well as tax offices, court buildings and vocational schools, as well as the real estate of the Berlin police and fire brigade. Cultural buildings and five judicial institutions have also been included in the portfolio since 2010.
The stock of BIM GmbH comprises approximately 1600 buildings. A large part of it belongs to the Land of Berlin and is grouped together in the ‘Special Asset Real Estate of the Land of Berlin’. A smaller part is rented on the open market. In total, society therefore manages around 5 million square metres of gross base area.
All insured economic units are protected against the risk of fire. Exceptions are three properties which are additionally insured against the risks of tap water and/or storm/hail.
The facility is insured against the first risk only for the property of the policyholder.
In order to provide adequate follow-up to:
— Building fire insurance (new from 2016);
— Home and landowner liability insurance, including environmental damage and environmental liability insurance;
— Works and client liability insurance
The Land of Berlin c/o BIM GmbH intends to implement an insurance broker for claims management and contract management for the approximately 450 economic units and a quick and cost-optimised settlement of claims. An economic unit brings together a number of related assets. For the purposes of this invitation to tender, a plot of land is to be defined as an economic unit.
