Description

Renovation of two listed office buildings LRA-MB, House B and C as well as the office building Haus D in different, moving construction phases, thus different planning phases (1. Planning phase, 1. BA: 07. Sep 2026-31.01.2027 and 2. Planning phase, 2. BA: 01.06.2027-01.04.2028). In a first construction phase, two listed, three-storey office buildings with a one-storey intermediate building and in a second construction phase, another office building will be renovated. Object data: Section 1 – Houses B and C Gross floor area: 746 sqm (buildings without outdoor paved areas) Main usable area: EC-OG-DG 1,261 sqm Total area: UG-EG-OG-DG 2.193 sqm Section 2 – House D Gross floor area: 733 sqm main usable area: EC-Government 1,448 sqm Total area: UG-EG-OG 1.905 sqm (DG not expanded) The buildings are to be realigned as a modern, digital administration and the need for refurbishment due to time-related wear and tear. The works only include the interior design, renovations in the facade and outdoor areas were completely completed in advance. Room concepts and room occupancy as well as a cost estimate are available. Planning for the first construction phase is scheduled to begin in mid-2026, and construction will take place in 2027/2028. The planning for the second construction phase is planned from the end of 2027, the construction phase 2028/29. According to a rough cost estimate, total construction costs of €3.1 million were calculated for house B and C gross, and €2.3 million for house D.
