26E127020 - NW-FVA - Replacement construction Environmental laboratory and conversion
The state of Lower Saxony intends to implement a replacement building for Building 1 of the Northwest German Forestry Experimental Institute in Göttingen as well as the conversion of the existing Laboratory Building 2 into a pure administrative building. The state-owned areas on Grätzelstraße in Göttingen, which are already provided with existing buildings, are available for development. The development of the property takes place from Grätzelstraße. The existing development of several building parts was created in different years of construction. The exact functional links must be agreed upon at a later stage. The desired relationships of the existing and new functional units are explained in detail by the user during the planning process. So far, no development plan has been drawn up for the area around Grätzelstraße in Göttingen. Thus, the construction project is assessed in accordance with Section 34(1) of the Building Code (BauGB). The following additional framework conditions are highlighted: In the immediate vicinity of the property is the listed area of Levin'sche Park. The existing parking spaces of the NW-FVA must be proven in the same number after the construction of the replacement building. The connection between the replacement building and the existing building 2 must be planned with the greatest possible variability in use. Compensation measures have to be put in place for the destruction of the outdoor facilities (trees). The room programme is attached to the documents. All laboratory areas are to be accommodated in the new replacement building. The administrative areas not belonging to the laboratory wing are planned in the existing building 2. The exact process organization is discussed during the planning by the user. The construction costs, cost group 200 - 600 (without 610) according to DIN 276, are "capped" and may not exceed a maximum of EUR 26.27 million for the new building, including 19% VAT. The measure must be implemented using the BIM method. The BIM requirements can be found in the Exchange Information Requirements (AIA) and other supplementary systems. A BIM manager is available to implement the BIM method. The cooperation by the specialist coordination is required. The development of an economic and cost-effective concept is a priority objective. Holistic principles for sustainable planning and construction, operation and maintenance as well as for the subsequent use of the property must be taken into account. In general, low-cost, industrially manufactured series products are to be used. Only materials and construction structures whose building approvals are regulated are to be used.
