Purpose of the work: Restoration works of the listed monument of the Farm of the Big Tower of Burdinne - Out of water. Comment: The building known as the ā€˜Farm of the Grosse Tourā€™ is remarkable both historically, for its parts dating back to the 16th century and typologically, with its square Hesbignonne farmhouse appearance, very closed externally, but largely open to the inner courtyard. The buildings are in the Mosan Renaissance architectural style: use of brick and limestone, high windows with stone cross-sections, frame supporting a 60Ā° roof, bevelled base made of limestone mouldings and corner links highlighting the stops in the volumes by large mouldings cut. This property was the subject of a ministerial order of classification dated 23 April 1998 which concerns the roofs, the exterior and interior facades of the courtyard and the well located in the courtyard. The main building and the small north wing (shown in blue in Annex H) have already undergone a first restoration between 2010 and 2012 (fitting-out of offices, meeting and projection rooms, reserves, archive rooms and technical rooms (sanitary facilities, boiler room,) for the Maison du Tourisme and the Intercommunale du Parc Naturel des VallĆ©es de la Burdinale et de la Mehaigne. This contract is a public works contract for the dewatering of wings B and C of the Ferme de la Grosse Tour in Burdinne (see Annex H). These wings B and C building require a complete restructuring in order to install a restaurant and a micro-brewery. All the work has been the subject of an urban planning permit. The work planned for the Ferme de la Grosse Tour is divided into two separate markets. The first contract covered by these specifications relates to external works, more specifically the dewatering of the building. These works are set out in detail in the technical provisions of these special specifications and in the plans annexed thereto. The second contract, which will be launched later, concerns interior works, including special techniques. Important note: the site will continue to be occupied for the duration of the works (the site is occupied by the Maison du Tourisme, the Intercommunale du Parc Naturel des VallĆ©es de la Burdinale et de la Mehaigne and the works department of the Municipality of Burdinne). The inner courtyard is also accessible to the public. The site installation (and in particular the site fence) must take account of this occupation of the site in order to allow secure occupation of the courtyard and the surrounding area, emergency exits in accordance with the regulations in force and firefightersā€™ charges, access for visitors and vehicles that must pass through the entrance porch of the courtyard throughout the duration of the works. The contracting authority draws the tendererā€™s attention to the fact that the assignment requires him to obtain all the authorisations necessary for the proper performance of the works, duties and services described in the procurement documents, other than the authorisations in principle obtained by the contracting authority itself. The contract is divided into lots as follows: Lot 1 "RESTAURATION GROS-OEUVRE EXISTANT - GROS-OEUVRE EXISTANT - GROS-OEUVRE (NEW INTERVENTIONS) - EGOUTTAGE - FERRONNERIE - HEATING - SANITAIRES - ELECTRICITY" Comment: this lot includes preparatory work for the site, demolition and dismantling of existing masonry, cleaning and removal of vegetation present on facades and carcass work (grazing, masonry of wall heads, replacement of cut stone elements, etc.), stability, draining, ironwork, heating, sanitary facilities, electricity, etc. Lot 2 ā€˜CHARPENT DE TOITURE ET COUVERTUREā€™ Comment: this lot concerns the dismantling of the existing roof, the restoration of the existing roof frames, the replacement of missing and degraded elements, the reinforcement of the existing frames, the insulation work of the roofs, the roof covering. Lot 3 "EXTERNAL MENUISERIES" Comment: the lot includes the supply and implementation of wooden and metal window frames, including glazing, hardware and all accessories. COORDINATION OF LOTS: This contract provides for the designation of the COMPANY of LOT 1 as a COORDINATORY COMPANY and for the designation of the companies awarded the other lots as COORDINATORY COMPANIES by means of a coordination "FEE", corresponding to its remuneration for all the coordination services described in these specifications. By simply submitting a tender, the tenderers of the coordinated LOTS signify their unreserved agreement to the procedure set out in these specifications.
