General designer services for the implementation of the fire protection concept of an office and administrative building with 9 floors, including 2 basement levels with underground car parks. The total floor area is approximately 13 000 m² with an additional garage area of approximately 4 500 m².
The work is to be carried out in day-to-day operation.
The construction time is estimated at approximately 30 months.
Planning and implementation of performance phases 4-9 HOAI as project management service for:
— Architectural services,
— Technical building equipment H-L-S,
— Electrical engineering equipment for buildings.
Phased assignment LPH 4 to 7 HOAI; subsequently, LPH 8 to 9 HOAI.
A fire protection concept was drawn up on the basis of identified fire-protection design and implementation defects from the time of production. The following are examples of non-compliance with the building regulations:
— No compartment formation due to fire walls,
—Use units exceeding 400 m²;
— Life cycle lengths in units of use greater than 35 m;
— Smoke section of underground car park 2 to 4 exceeding 2 500 m²;
— Life-course lengths in the car park exceeding 30 m.
Partitioning by fire walls in fire compartments is not available in the building and cannot be subsequently implemented due to structural conditions and use. Work priorities are therefore the fire-resistant separation of the individual service units, the fire-resistant partitioning of necessary corridors, and the installation of a comprehensive fire detection system with alarm devices.
In order to secure the measures to be implemented from an authorisation point of view, a concept has been drawn up in consultation with the building inspectorate, the fire protection authority and the fire safety expert, which is the result of which is an economically optimised solution, while ensuring the fire safety requirements and the safety of persons present in the building. Furthermore, the building’s fire protection infrastructure was adapted in a forward-looking way to the state of the art.
This fire protection concept represents an overall assessment of all structural, plant, protective and operational fire protection measures for the building of the Heilbronn Main Agency, Rosenbergstraße 50.
This fire protection plan has been agreed with the Building Law Office of the City of Heilbronn. In accordance with the requirements of the Building Law Office, a building application must be submitted for this measure.
