Description

The contracting authority, ProPotsdam GmbH, intends to rebuild around 80 apartments in three buildings similar to the one on a 10 778 m² site on the Tyrolean Damm (Potsdam district, corridor 11, plots 261, 266, 267, 343). Rented dwellings with a total area of approximately 4 450 m² are to be created.
The land is located in the south-east of Potsdam; approx. 4.5 kilometres from the city centre. Four to six-storey buildings are expected to be built on the land, which is currently used as a garage site, after the release.
ProPotsdam GmbH intends to keep the buildings to be planned in its own stock. Buildings are expected to meet current and future usage expectations in a functional, economic and energy terms and, by way of example, meet today’s sustainability requirements. The new dwellings must be designed in an accessible way and should be tailored in particular to the needs of older residents.
The dwellings are to be developed in the prescribed key as 1.5, 2 and 3-room housing (30 % 1.5-room dwellings with 45-50 m² WFL, 50 % 2-60 m² WFL and 20 % 3-cm² WFL 70-80 m²).
The net construction costs for the construction project were calculated upfront at approximately EUR 6000000 for cost groups 300 and 400 on the basis of comparable reference projects. This corresponds to net construction costs of around EUR 1350 per m² of residential area and, in view of the necessary economic viability of the planned publicly funded rental housing, represents the maximum cost ceiling as the compatible nature of the property planning.
The intention is to award the basic services in accordance with Sections 33-35 of the HOAI, service phase 2-9. The contract will be awarded in stages, initially up to and including service phase 4, without any legal entitlement to contract all service levels.
The services will be remunerated in accordance with HOAI (2013).

Design and execution attach great importance to sustainability and efficiency in production, operation and maintenance.
