Description

The Obernzenn market intends to establish a new day-care centre and to connect to the existing KiTa as well as the subsequent partial refurbishment of the existing KiTa in Obernzenn. In the first construction phase, the new day care center (regular kindergarten and crèche) is to be built as a ground-floor, non-basement building in solid or modular construction (both conceivable in consideration of construction time and costs). The new building must be connected to the existing KiTa (incorporation or connection of the existing and new buildings). After moving into the new building, the partial renovation of the two existing KiTa buildings is required (= 2. construction phase). The buildings of the existing KiTa were built with time intervals and are used differently. For the new construction of the new day care center, the following space requirements were determined: - 3 group rooms for regular groups, - 1 group room for crib children or 1 group room, which can be used for children of the ages 1 to 6 as well as all necessary sleeping, ancillary, staff, sanitary rooms and infrastructures. Due to the size of the future facility, two separate staff areas (including sanitary facilities) are appropriate. The existing KiTa is currently housed in two components: − Component in operation since 1995: Built in monolithic construction, ground-floor building (not basement) with hipped roof for two standard kindergarten groups; In 2016, the sanitary facilities were expanded. Currently there are 3 groups of rules with 20 children each housed in the two group rooms and in the (former) movement room. Gas heating (via radiators). − Component in operation since 2014: Built in wooden frame construction, ground floor extension (not basement) with flat roof for 2 nativity groups with the necessary auxiliary and sanitary rooms. Both crèche groups are currently fully occupied. Gas heating (underfloor heating). In the course of the planning, it is to be determined whether and with what effort the building part from 1995 can be converted to use with two further crèche groups in a substance-conserving manner or whether it makes more sense to accommodate areas for promotion, movement, creativity, learning, personnel, training, storage, technology, etc. in this part of the building after the renovation. The care concept provides for a separate dining room with (issuing) kitchen. This dining room to be built in the new building and a multipurpose room that is as adjacent as possible (‘flexible room models’) should be multifunctional, e.g. also for parental events. In addition, a movement space is required in the new building. Here, too, a multifunctional use / a flexible room model is desired. - The heating or air conditioning should be done by renewable energies, if possible, not only for the new building, but also for the existing building stock (e.g. combination of a PV system with an air-water heat pump). The schedule is as follows: Start of service: 17.06.2025, Construction completion or handover of new building: Autumn 2028, construction completion 2. BA: Autumn of 2029. The scheduling is a preliminary assessment, which may change during the planning process). Total costs currently amount to approximately €6.0 million gross (Kgr. 200-700, DIN 276). This call for tenders is intended to provide the following services (in stages and in stages): Services of property planning buildings and interiors, service phases 1-9 in accordance with §§ 33 et seq. HOAI
