New construction of an extension building with an integrated triple gymnasium for the Josef-Hofmiller-Gymnasium including demolition of existing buildings on the school premises - FP TA ELT LPH 1 - 9 The district of Freising intends to expand the Josef-Hofmiller-Gymnasium in Freising at the underlying school location.Due to increasing numbers of pupils (forecast up to approx. The existing school complex has been built in several construction phases since 1960 and has functional deficits, structural deficiencies and insufficient spatial organization. At the same time, there is a considerable need for renovation of the existing buildings. The existing swimming and sports hall is structurally severely damaged and is no longer used. The action includes the following key project building blocks: • Demolition of the existing swimming and sports hall and other sub-areas • New construction of a school extension in combination with a sports hall including the scientific specialist rooms • Reorganization and qualification of the outdoor facilities and sports areas In order to create space for the new building, existing buildings and part of the existing school building must be demolished. The necessary demolition works include the building part ‘Bauteil B, West’ (built in 1959), the multi-purpose hall with swimming pool and the double sports hall (built in 1972) as well as the caretaker’s house with 4 residential units and garages. This demolition takes place in advance of the start of the new building. The decommissioning of the pipelines as preparatory measures for pollutant remediation and demolition is part of the contractor's requisite services and is already included in the preliminary eligible costs of technical equipment planning. The goal of the planning is the development of a holistic energy supply concept for the new building, the sports hall and the existing buildings. In this context, a maximum use of the roof areas for photovoltaic systems must be investigated, taking into account and integrating a green roof. In addition, an economically optimized building technology concept must be developed that takes into account both the investment as well as the operating and maintenance costs over the entire life cycle. When planning, the different utilisation units of the building must be taken into account. These include in particular the triple sports hall with the associated sports facilities, teaching and specialist classrooms, scientific departments including the associated preparation and collection rooms, administration and teacher areas as well as the necessary development, recreation and outdoor areas. Specialist room planning, including equipment and furnishings (e.g. digestories, laboratory and media equipment as well as other use-specific fixed installations) is not part of the scope of services of the specialist planning technical equipment. The subject of the planning is exclusively the necessary technical connections and interfaces, in particular the supply and disposal lines, media connections as well as the necessary electrical and supply connection points. The special local conditions of the school location, in particular the pronounced topography and hillside location, are expressly pointed out. The demolition of the existing buildings and the construction of the new building take place during ongoing school operation. The impairments of school operations shall be limited to the minimum necessary. All necessary interim and provisional measures for the maintenance of school operations must be taken into account in planning. The planning shall be developed in such a way as to take into account the conditions for possible funding of the action. The planning concept must comply with the generally accepted rules of technology as well as the legal, normative and funding requirements applicable at the time of planning. The subject of the contract is the services of the technical planning technical equipment ELT of the service phases 1 - 9. The commissioning is carried out in stages in accordance with § 55 HOAI. In the case of an order, the first stage 1, the performance phases 1 and 2 are commissioned. The client decides on the further commissioning of the service levels in the further course of the procedure. No receivables can be derived from the gradual assignment for the transfer of further service levels or further services. The construction costs (KG 200 - 600) are estimated at approximately EUR 23 million gross. -- The start of planning should take place soon after the order has been placed, probably in October 2026. The construction site could therefore start in the first quarter of 2029, commissioning in consultation with AG, planned for the second quarter of 2031 – the special services are designed as options that the contracting authority can call up, but is not obliged to call up. -- The contract template is attached to the procurement documents.
