The ABB Training Centre on the premises of the Pankow Park in Berlin Wilhelmsruh is to be integrated into Building 14 (formerly ‘Cultural House’) in accordance with the approved needs programme. The building is a listed industrial building, originally built as an ammunition factory in the 1940s. The structure is 1 to 2 shot and consists of a mixture of masonry and reinforced concrete skeletal construction. It is only partially subclad. The building’s base is good. In order to be used for the Berlin ABB Education and Training Centre, the building envelope must be renovated and repaired. There is also a need for extensive stripping and new interior finishing on the ground floor and upper floors. Partial disposal of pollutants is required.
The stock shall be re-assembled to the structural structural components required. The new partitions to be constructed will be constructed in masonry, reinforced concrete or dry structures in accordance with their functional areas and/or fire protection requirements.
As the building is protected by monuments, the high-construction measures are limited in terms of energy saving. The roof and the outer windows shall be rehabilitated under this condition.
In the field of operating technology, this is achieved by using district heating from combined heat and power from Vattenfall. In addition, the indoor air systems must be equipped with heat recovery. Cooling is provided via solar cells with buffer storage, absorption chiller and cold storage and can also be used for heating during winter operation. Thermal protection for the rooms and functional areas on the south and west sides of the building is provided with external sun protection on the roofers and in accordance with the monument protection requirements with internal shades.

— Building physics (heat protection and energy balance, building acoustics, space acoustics) in accordance with Annex 1.2.2 to HOAI 2013
— Geotechnics in accordance with HOAI 2013 Annex 1.3.3
— Fire safety in accordance with the AHO series of letters No 17
— Coordination of health and safety on construction sites (SiGeKo)
— Evaluation and monitoring of pollution remediation and disposal
