Description

As part of the new building programme, land for the construction of new apartments in Berlin and Umland will be made available continuously in the coming years in the following companies, which will each be party to the framework contract:
— DEGEWO AG;
— DEGEWO City Wohngesellschaft mbH;
— DEGEWO Nord Wohngesellschaft mbH;
— DEGEWO Süd Wohngesellschaft mbH;
— DEGEWO Köpenicker Wohngesellschaft mbH;
— DEGEWO Marzahner Wohngesellschaft mbH;
— DEGEWO 6. Wohn GmbH & Co. KG;
— GGIL management company für Immobilien-Leasing mbH & Co. Beteiligungs KG;
— GGIL management company für Immobilien-Leasing mbH & Co. 2e Beteiligungs KG.
For 20-30 new construction projects (number not binding), DEGEWO is looking for framework contract partners for architectural and engineering services in accordance with.
— Paragraphs 34 in conjunction with Annex 10 to the HOAI, performance phase 1-9;
— Paragraph 39 in conjunction with Annex 11 to the HOAI, performance phase 1-9;
— Paragraph 51 in conjunction with Annex 14 to the HOAI, performance phase 1-6 and
— Paragraph 55 in conjunction with Annex 15 to the HOAI, performance phase 1-9, in the version in force at the time of publication, and basic and special services.
For the selection of framework partners, it will be specified in the 2nd At the stage of this procedure (negotiation) give the selected candidates a task (pilot project) to process a plot of land with an area of approximately 19 000 m² of urban planning and property as a whole. — Social sustainability (everyday life, cost reduction through planning, community housing, housing for changing needs);
— Ecology (construction in a climate- and resource-efficient way, healthy and environmentally friendly housing, effective urban quality in green and free spaces, differentiated use in green and free spaces);
— Economy (total construction costs, user costs, cost relevance of building equipment);
— Architecture (urban structure, building structure, housing structure, design).
The selection of framework partners (maximum number 7) will be based, inter alia, on the basis of the solutions proposed for this pilot project.
The contracting of the individual projects after the award of the contract to the framework partners will be carried out as follows:
The planning contract for the pilot project will be awarded to the highest scoring tenderer (in accordance with the award matrix). All subsequent projects will be assigned in the order of placement according to the award matrix as follows:
At the time of the award of the framework contract on the basis of the gross construction costs, on the basis of the list of projects available on that date and on an ongoing basis;
2. In the case of new projects identified after the date of award, irrespective of the amount of the construction costs and on an ongoing basis.

4. Stage, performance phase 8-9 of the HOAI and pro rata basic and special services. (not in the case of structural design).
