Description

The subject of the service to be awarded are services pursuant to § 34 ff HOAI 2021 of LPH 2-9 - Property planning with conversion work in the inventory of the MPI for Molecular Genetics in Berlin-Dahlem with gradual commissioning. The Max Planck Institute for Molecular Genetics in Berlin Dahlem was built from 1968 to 2013 and consists of four interconnected towers and outbuildings (animal house, administration, workshop and guest house). With the refurbishment of Tower IV, a complete gutting and new installation is planned. The area comprises on 4 floors (UG to 2nd floor) about 2,180 m2 NUF 1-6, 4,400 m2 GFA and about 19,000 m3 BRI with the following functional areas: - 1,090 m2 of laboratory space biologist. Standard laboratory: S1 according to BiostoffV and S2 according to GenTSV - 1,000 m2 of office and meeting rooms - 60 m2 of auxiliary and storage rooms - 30 m2 of server rooms In addition, there are 60 m2 of NUF 7, 850 m2 of technical areas and further traffic areas. As with the previous renovations, Tower IV must be completely dismantled except for the reinforced concrete supporting structure, including the façade. This is followed by the new installation of the facade and the expansion of the interior surfaces. The completely outdated technical building installations will also be completely renewed and will enable more energy-efficient building operation in the future. For this purpose, additional supply shafts must be created in the existing construction in sub-areas. With the refurbishment, all floor plans receive a new layout, which is characterized by greater flexibility of use. All measures (interims) necessary to maintain the respective operation in the adjacent towers during construction are to be planned. In this award procedure, the Max Planck Society not only attaches importance to the fact that applicants can demonstrate profound knowledge in the field of laboratory planning, but can also draw on experience in the implementation of remediation measures during ongoing operation. Due to the given project schedule, the contractor is expected to use lean construction methods to optimize the planning processes. All meetings during the planning phase will take place in Munich. The estimated construction costs are € 17.9 million (net) KG 300+400; total construction costs (KG 200-700, excluding KG 611 and KG 612) € 24.4 million (net). The following milestones are foreseen for implementation: Start of planning: after completion of the VgV procedure vss. 07 / 2025 Planned handover to the user: vss. 03 / 2030 Total duration of the action incl. billing: About 62 months. Special note on tenderer questions due to special external events (e.g. Sars-COV-2 or Ukraine war): When preparing your offer, please take into account any possible or discernible impairments, e.g. with regard to the availability of materials and products, workers, any delayed provision of required evidence, effects on any subcontractors, etc. We ask you to ask questions that arise in this context in good time before the offer deadline via the e-procurement message system.
